Home Values

The value of a home often depends on the current market value. This market value will fluctuate depending on where the home is located, from country to province. Even the location within the city itself can make a large difference on the value. This is a large determining factor in whether or not a person will purchase a home: what the current market value is, and what the resale value might be, if a resale is in their future.
Aside from this, there are a few other factors that might determine the cost of a home and what sort of negotiation on price you can make (if it is at all negotiable). Some of these factors may include:

  • The property value
  • The neighborhood itself (i.e. if there are any properties close by that are worth a lot more than the property you are purchasing)
  • How close it is to the downtown core
  • How close it is to hospitals, schools, restaurants, health clubs, public pools, etc.
  • The amount of work that will need to be done to the home or property after sale.
Be sure to walk your client through everything. Explain the benefits of any and all aspects of the value of their home and include your business information so that they can contact you with any questions. Make yourself available to them, and be sure to be in touch long after the actual sale has been made.
By making yourself known as the seller of a property, you are making business contacts not just with the home-owners, but with any potential buyers that home may have in the future.
